Nicholas Prestige Homes is a family-run property management company that offers a unique and personalized approach to residential letting. Our husband-and-wife team, Nicholas and Jennifer Walley, have extensive experience in property management and development, having previously owned and run their own lettings business until their retirement from the agency industry in 2019.

Our Services

We specialize in providing well-maintained homes for long-term tenants, supported by a personal service and speedy property maintenance. Our properties are meticulously maintained to ensure the highest standards of safety and comfort. All properties comply with current safety standards, and Electrical Installation Condition Reports are carried out by qualified electricians.

Jennifer Walley (Jenny)

Jenny is responsible for property maintenance and carries out most of the repair work herself, except for gas and electrical work. In her free time, she enjoys badminton, cycling, walking, and spending time with her grandchildren.

Nicholas Walley

Nicholas is office-based and handles all the necessary administration, including annual gas safety inspections, electrical inspections, and energy performance certificates. Formerly a fellow of the National Association of Estate Agents, he is also a keen badminton and tennis player, cyclist, walker, and fair-weather sailor/surfer.

Tenant Guide

We understand that finding the right rental property can be a daunting task. That's why we've created a comprehensive Tenant Guide to help you navigate the process of securing an Assured Tenancy with us. In this guide, you'll find information on our Holding Deposit and Referencing process, Security Deposits, and Rent Payment procedures.

Holding Deposit and Referencing

To begin the process of securing an Assured Tenancy with us, we require the following:

  • Complete reference application forms for all adults who will be living in the property
  • Pay a Holding Deposit of 500

The property will remain available to other prospective tenants until we receive this sum and completed reference application forms. Once we receive the Holding Deposit and completed reference application forms, we will start the referencing process.

Security Deposit

At least one working day prior to the start of the tenancy, the tenant is required to pay a Security Deposit, equivalent to one month's rent. The Holding Deposit will form part of the Security Deposit, so the value of the Holding Deposit is deductible against the payment that you are required to make.

Refunds

Should the Landlord withdraw from your tenancy application, the Holding Deposit will be refunded, except where satisfactory references have not been received within reasonable time. The Holding Deposit will not be refunded if:

  • The tenant applicant or guarantor withdraws from the application process
  • The tenant applicant fails the Right to Rent check
  • The tenant applicant provides materially false or misleading information
  • The tenant applicant or guarantor fails to promptly sign the tenancy agreement

Rent Payment

Throughout the tenancy, rent must be paid by bank transfer. We do not accept payment by cash or card.

Late Rent Payment

Where a Late Rent Payment Notice has been served, an administration charge of 30 will be made to the tenant. If the charge is not paid, it will be deducted from the next rent payment.

Tenancy Surrender

Should the tenant wish to surrender their tenancy mid-term and the landlord agrees, subject to certain conditions, the holding deposit will be deducted from the tenant's Security Deposit.
