At APM (Asset Property Management) North East Ltd, we are an independent, local company based in Hartlepool, specialising in Residential Lettings and Property Management. We pride ourselves on offering a friendly and personal service with a high degree of professionalism. We may not be the biggest, but we believe that the biggest is not always the best! We are members of the UKALA - UK Association of Letting Agents, which operates in conjunction with the NLA - National Landlord Association. This ensures that landlords receive the best management practices, and are dealt with in an ethical manner, providing important safeguards.

The Team

Our team is headed by Paul Edwards, who has over 25 years of financial and customer service experience. Paul is assisted by Nigel Hughes, who has over 30 years of financial, admin, customer service, and ISO9000 experience. Together, they are Asset Property Management (N.E.) Ltd.

  • Liaising with you and prospective tenants and managing any negotiations

  • Drawing up tenancy agreements
  • Arranging energy performance certificates, gas certificates, and fire risk assessments if required
  • Placing the deposit/bond in a secure tenancy deposit scheme, if desired

We offer two services: a 'Tenant Find' service, geared towards experienced landlords who's day-to-day business is the management of their portfolio or their portfolio is small enough not to take up too much of their own time. The majority of our landlords choose the Fully Managed option, which provides a complete service from start to finish, offering you peace of mind and the satisfaction that your property is in capable hands.

APM's management of the property seemed to be well-received by Martin Clark, who praised the company's helpful staff, being kept informed, and their role as an intermediary between landlord and tenant.

Common Issues and Complaints

The most significant issues raised by the other two review authors, Janis Battersby and Darren Taylor, were with the property itself. Both reviewers experienced severe dampness and mould problems, with Janis reporting it was present in nearly every room. Darren, in particular, had to go to hospital due to his condition. Additionally, Janis mentioned leaking windows and a dysfunctional fire, while Darren noted that the property was freezing.

Miscommunication and Incorrect Response

Janis and Darren both took issue with APM's response to their concerns. Janis was upset that APM replied to the council and environmental health, claiming that they never made any complaints despite the fact that they did. Darren was evacuated from the property due to the mould and reported that APM did not take action to address the issue.
