Our Services

As a specialist in residential lettings, we offer a range of services to cater to the diverse needs of our clients. Our services include:

• Full Management: Our comprehensive service includes the marketing of your property, carrying out viewings, leading to the introduction and referencing of a prospective tenant(s). We will prepare the tenancy agreement, deposit prescribed information, and inventory. We will also take meter readings at the commencement and end of the tenancy, inform utility companies, and ensure that Gas, Electrical, and Legionella checks are up to date. We will conduct periodic inspection visits, and advise on any maintenance issues or concerns. We will also collect and process rental payments and liaise with the tenant to secure new tenants at the end of the tenancy.

• Let Only Service: Our let only service includes marketing your property, carrying out viewings, and leading to the introduction and vetting of a prospective tenant via full referencing checks. We will prepare the tenancy agreement, Deposit Prescribed Information, and a photographic inventory. We will also ensure that utility companies are contacted, Energy Performance Certificates are in place, and Gas and Electrical Certificates are up to date. The First month's rent will be collected and credited to the landlord less our agreed fee.

• Introduction Only: Our introduction service offers marketing, viewings, and tenant referencing. Tenancy Agreements can be provided for an additional charge.

• Rent Collection: This service allows the landlord to have an agent collect the rent, but they will still manage the property.

Our Fees

We offer competitive fees and can offer reductions on our standard charges for multiple property portfolios. Our standard fees are as follows:

• Let Only: 10% of the annual gross rental income
• Full Management: 12% of the annual gross rental income
• Introduction Only: 200 plus VAT
• Rent Collection: 5% of the monthly rental income
