Our Services
We offer a wide range of services tailored to both tenants and landlords. For landlords, we provide a comprehensive property management service, which includes finding a suitable tenant, completing necessary legal documents, rent negotiation, preparation of a tenancy agreement, and day-to-day management of the property. For tenants, we offer a range of properties to rent in Cambridge, from studios to family homes. Our experienced team is dedicated to making the rental process as smooth and hassle-free as possible. Landlord Fees
As a landlord, you will incur the following fees:
- Full Property Management: 12% of the monthly rental income, plus VAT
- Letting fee: 120.00 for each new tenancy, plus VAT
- Deposit Registration Fee: 36.00 for each new tenancy, plus VAT
Tenant Fees
As a tenant, you will incur the following fees:
- Shared/Student Home: 14.4% of the monthly rental income, plus VAT
- Letting fee: 120.00 for each new tenancy, plus VAT
- Deposit Registration Fee: 36.00 for each new tenancy, plus VAT
- Combined Fee for Processing Application and Checkout Report:
+ 1 bedroom property: 141.00 per tenant, plus VAT
+ 2 bedroom property: 119.00 per tenant, plus VAT
+ 3 bedroom property: 112.00 per tenant, plus VAT
+ 4 bedroom property: 110 per tenant, plus VAT
+ 5 bedroom property: 107 per tenant, plus VAT
+ 6 bedroom property: 105 per tenant, plus VAT
What Our Services Do Not Cover
Our management fee does not cover:
- Any repairs or maintenance work exceeding 750.00, which will be charged at an additional 18% of the net cost
- Any legal or professional fees incurred with your approval
Non-Managed Service
For landlords who prefer a non-managed service, we offer a one-off fee of 60% of the first month's rent, subject to a minimum charge of 600.00, which will be deducted from the first month's rent. Additionally, there is a referencing fee of 25.00 per tenant aged over 18, including guarantors if applicable.
