Our services include property management, letting, and marketing of properties, as well as a range of insurance policies for landlords. We understand that letting your property, especially for the first time, can be a worrying experience and with this in mind our most important consideration is providing you the Landlord with the best possible service and the right tenant for your property.
Full Management Service
Our Full Management Service provides for the marketing of the property and carrying out viewings, leading to the introduction and vetting of a prospective Tenant. This includes the preparation of the tenancy agreement, inventory, and periodic inspection visits. We also collect and process rental payments, and liaise with the Tenant to renew the tenancy agreement or arrange to check them out and re-advertise the property to let.
Letting Only Service
Our Letting Only Service includes marketing of the property and carrying out viewings, leading to the introduction and vetting of a prospective Tenant. This includes the preparation of the tenancy agreement, and if required an inventory. Following this, the first month's rent and usually a tenancy deposit is collected and credited to the Landlord less our agreed fee. Managing the tenancy, including the maintenance and rent collection, will then be the responsibility of the Landlord.
Insurance Services
We are appointed introducers for several insurance companies and can offer a range of insurance policies for landlords, including Buildings Insurance, Contents Insurance, Rent guarantee, and Legal Expenses.
Guide for Landlords
Before a property can be let, there are several matters which the owner will need to deal with to ensure that the tenancy runs smoothly, and also that he/she complies with the law. We provide summarised information on how to prepare the property, including ensuring that the property is safe and ready for letting, and that all necessary documents are in place.
