Mismanagement and Misappropriation of Funds
The Property Shop, managed by Steve Simmonds, has been accused of mismanaging a block of flats, leading to significant concerns around the alleged misappropriation of service charge funds, lack of accountability, and transparency. Residents were unaware of the situation until a new resident purchased a flat, thinking they also purchased a share of the freehold, only to discover that the management agent lost the freehold due to non-payment of fees.
Poor Workmanship and Negligence
The agency has also been criticized for appointing contractors who carried out sub-standard work, and incorrectly issued a Section 20 retrospectively, breaching the Landlord & Tenant Act. The agency failed to maintain building insurance for eight months and fire alarm contract for four months, putting lives at risk. When confronted, the agency denied the allegations until proof was provided.

The agency has been accused of poor communication, failing to provide residents with accounts and receipts, ignoring emails from owners, and not tendering work correctly.
