Our Letting Services

Our letting service is designed to provide landlords with a seamless experience, from the initial valuation to the final settlement of the letting. Our services include:

• Providing a detailed rental valuation of the property and offering advice as required
• Conducting thorough property inspections, taking photographs, and drawing up marketing particulars
• Actively marketing the property through online and offline channels, including our own website and a number of other property portals and social media platforms
• Contacting known applicants looking for property to rent of that type
• Supplying a letting board and erecting it at no additional cost
• Conducting viewings, if required, and obtaining feedback from prospective applicants
• Conducting thorough tenant credit checks and referencing
• Drafting a tenancy agreement and preparing a detailed inventory and photographic schedule of condition
• Contacting utility companies and Business Rates/Council Tax to notify them of a new tenant
• Collecting the first month's/quarter's rent and deposit, and securing the deposit in one of the deposit schemes
• Arranging landlord's gas safety checks and electrical checks, if required
• Completing standing order mandates for future rental payments
• Providing Energy Performance Certificates (EPCs) for residential properties in accordance with government legislation
